A general contractor (GC) manages the entire construction process, acting as the owner's main point of contact to turn plans into reality by overseeing daily operations, hiring/managing subcontractors, procuring materials, ensuring code/safety compliance, controlling budgets, and coordinating all project aspects from start to finish. They focus on the physical execution, bringing the design to life, unlike construction managers who often advise earlier in the process, with GCs taking on significant risk for project outcomes.
Key Responsibilities
- Project Execution: Manages day-to-day site activities, scheduling, and workflow.
- Subcontractor Management: Hires, coordinates, and manages specialized trades (plumbers, electricians, etc.).
- Procurement: Sources and secures all necessary materials and equipment.
- Budget & Schedule Control: Ensures the project stays on time and within budget.
- Quality Control: Monitors work to meet design specs and quality standards.
- Safety & Compliance: Develops and enforces safety plans (OSHA) and ensures adherence to building codes and permits.
- Communication: Serves as the liaison between the owner, architects, and trades.
- Risk Mitigation: Resolves issues, handles delays, and defends the owner from claims.
