Renovations and Additions

A renovation and addition project involves updating, repairing, or expanding an existing structure, requiring careful planning from defining goals, budgeting, designing (often with architects/designers), getting permits, and hiring the right team (builders/contractors) to manage timelines and unexpected issues for a successful transformation, blending existing features with new construction to improve function and aesthetics. 

Detailed Scope of Work 

  • Demolition & Prep: Removing old structures, protecting existing areas, site setup.
  • Structural: Framing new walls, foundations, roof tie-ins, load-bearing changes.
  • Exterior: Siding, windows, doors, roofing for the addition.
  • MEP (Mechanical, Electrical, Plumbing): New wiring, outlets, fixtures, HVAC, water/drain lines.
  • Interior Finishes: Drywall, painting, flooring, trim, cabinetry, countertops, tile.
  • Inspections & Permits: GC's role in coordinating required municipal inspections.
  • Cleanup: Post-construction debris removal.

 

Materials & Finishes

Specific types (e.g., "Quartz countertops, Shaker-style cabinets," not just "new cabinets").

Allowances (budgets for finishes the client chooses later). 

Schedule & Milestones

Project start and anticipated completion dates.

Key milestones (e.g., framing complete, rough-in inspections passed, finishes started). 

Roles & Responsibilities

GC: Manages subs, schedules, permits, quality control, budget.

Client: Decision-making, providing access, paying on time.

Subcontractors: Specific trade roles (plumber, electrician). 

Payment Schedule

How and when payments are made (e.g., deposit, progress payments tied to milestones).
